Flank GP Fund I (“the Fund”), announced it has secured the full capitalization for The Nashville EDITION Hotel & Residences. The new location for the international luxury brand, EDITION is located in The Nashville Gulch in Downtown Nashville. Developed by Tidal Real Estate Partners, the new tower will comprise of 261 hotel rooms and 84 private condominium residences fully serviced by the hotel. Residential sales are now underway, and the project has broken ground. The site is located at 1110 Porter Street.

The Nashville EDITION will join the lively fabric of The Gulch, a thriving neighborhood and hub for upscale living, renowned restaurants, premier boutique shopping, immersive arts and culture, and lively nightlife. The property offers seamless connectivity to Music Row, Downtown Nashville, and the Nashville Yards entertainment district.


The Fund closed on approximately $400MM in debt and equity financing to build the new Nashville EDITION development. The debt and equity financing was provided by affiliates of KSL Capital Partners, LLC (“KSL”), Madison Realty Capital in partnership with Newbond Holdings, and affiliates of the developer. KSL and Madison Realty Capital bring deep expertise in financing and investing in world-class hospitality projects.

The Nashville EDITION’s sleek glass façade has been designed by award-winning Nashville-based architecture firm ESa, while the contemporary interiors are crafted by INC Architecture & Design, the New York-based specialists in high-rise luxury residential and hospitality design.
The hotel will occupy the lower floors of the 28-story tower and feature an array of sophisticated amenities, including a double-height restaurant and signature bar, a stylish lobby lounge, and a 50-foot heated saltwater pool with cabanas and a wraparound pool deck offering bar and restaurant service with skyline views. Additional offerings include elegant event spaces, meeting rooms, and a serene spa – all delivered with EDITION’s world-class service.

Crowning the top 15 floors of the building, The Residences at The Nashville EDITION will include 84 private condominium residences ranging from one to four-bedrooms, including two expansive half-floor penthouses. In addition to best-in-class amenities, residence owners will enjoy an exclusive suite of resident-only amenities including a private fitness center, sports simulator, expansive outdoor terrace, lounges, a game/screening room, a private dining room with catering kitchen, and valet parking.
Residents also benefit from access to the EDITION Hotel services, including 24-hour white-glove concierge and security, personal training, special event planning, in-residence dining and spa treatments, and priority access to the hotel’s multiple planned food and beverage venues.
