Merus joined by Nashville Mayor Freddie O’Connell and the City of Goodlettsville, marked the start of the RiverGate redevelopment today with a site kickoff at the former RiverGate Mall. The multiphase project will transform the 57‑acre legacy mall site into a walkable, mixed‑use district featuring housing, neighborhood‑serving retail and dining, public green space, new infrastructure, and land dedicated to support future bus transit. At completion, the redevelopment is anticipated to represent approximately $450 million in total investment, subject to final design, phasing, and market conditions.


An economic impact analysis approved by Metro Council projects the RiverGate redevelopment will generate significant new tax revenue for the region, starting with more than $1.6 million in projected sales tax during construction and growing to an estimated $4.6 million annually in total county tax revenue at full build‑out. By reinvesting in an existing site, the project supports long‑term growth while making better use of infrastructure already in place.

Merus is working closely with Metro Nashville and the City of Goodlettsville, along with project partners including Fulmer Lucas (civil engineering), Smith Gee Studio (rezoning master plan), and Pinnacle Bank (lending partner).
Demolition and early site work are underway, with infrastructure work and early vertical construction anticipated later in 2026. Development will continue in phases through the early 2030s.
