Plans have progressed for a prime piece of land at the corner of Chestnut and Hagan streets in Wedgewood-Houston. The proposal received preliminary SP approval in 2024 and positioned the development as a retail anchored mixed-use site. The updated plan offers a little more context including a preliminary design concept and some development density information. The project is located at 500 Hagan Street.

The initial plan was approved in 2024 for a max of 125-units within 7 stories and 105,000 SF of retail. The updated submission is now 5-stories and has a reduction in the residential component with a new total of 9 units. The retail component essentially remains the same, however, the actual square footage was not included in the plan.
A request has been submitted for final site plan approval for the property which is zoned SP. Once approved the request will permit the mixed-use development on the 1.68 acres site. The request was made by Fulmer Lucas Engineering on behalf of the property owner. Here’s the quick rundown:

The ground floor is activated with 3 retail buildings which are tied together with a landscaped plaza through the center of the site. There are also new sidewalks and street trees along Hagan & Chestnut. The only parking shown are 17 enclosed spaces at the rear of the property. The site plan submission didn’t include any information on the 9 residences above the retail.
The project is scheduled for the 6/11/2026 Metro Planning Commission agenda.
