Proffitt Dixon Partners is advancing plans for phase 2 of its Germantown mixed use Development, next to Chamberlain House. Ferra is a new 7-story trail-oriented apartment community. The project brings exceptional design elements as it looks to continue the activation of the Greenway. The project joins a number of recent developments surrounding First Horizon Park, as well as Neuhoff District and the upcoming connection to the East Bank. The site is located at 1000 2nd Avenue N.

Overall, the building has direct access to the Cumberland River and Music City Greenways. The plan notes that retail storefronts and outdoor dining terraces activate the greenway edge, creating an inviting destination for both trail users and the surrounding neighborhood. Public bike parking, seating, and small gathering spaces provide places to experience the greenway environment.

Similar to Chamberlain house, the ground floor features live/work flex units, in addition to retail and an out seating area at the Music City Greenway and 2nd Ave. It also features a 2-story breezeway on 2nd Ave into its private courtyard. The amenity deck sits above the parking structure and features a pool, spa, and outdoor courts. The building is primarily wrapped in brick with accent materials throughout.
The project is slated for the 11/12/2026 Metro Planning Commission Agenda.
