Richland Building Partners has announced plans for a new mixed-use condominium development in the Chestnut Hill neighborhood. Situated between Downtown Nashville and Wedgewood-Houston, Lower 3rd will create approximately 120 carefully designed residences, ground-floor retail and shared community amenities starting in the $200’s. The project is expected expected to break ground before the year’s end and deliver in Spring 2028. Lower 3rd is located at 225 Cameron Street.

Barnhizer continued, “There are so many people in Nashville who assume buying a home isn’t realistic for them right now. We wanted to create a space that feels approachable from a price standpoint while still delivering the level of design and quality people associate with Richland Building Partners.”

Known for its luxury residential portfolio, Richland Building Partners sees the project as an opportunity to expand its reach to a new demographic of buyers. The development is anticipated to offer starting prices in the high $200,000s, providing a more accessible entry point than the company’s typical new-construction offerings while maintaining a strong emphasis on lifestyle, architecture, walkability and long-term livability.

Designed by Pfeffer Torode Architecture, the building draws inspiration from Chestnut Hill’s industrial and historic character, featuring a traditional brick façade with refined detailing, a defined architectural base and a cohesive rhythm across the residential levels. The project will also include substantial ground-floor retail space intended to further activate the neighborhood streetscape.
