Mass Excavation activities are well underway at Artist Lofts (Previously Rome Mixed-Use), a new mixed-use development in Germantown. Designed by Comma Designworks, the Artist Lofts is a new 7-story, 210-unit development located at the corner of Second Avenue North & Monroe Street.

Development in Germantown remains active as cranes can be seen throughout the historic neighborhood. From the adaptive reuse of Neouff to the Hill Center mixed-use development, the one thing consistent is the character of projects. Artist Lofts is no different as its bold colors and unique form creates a one-of-a kind design. The exterior of this building breaks down in two ways: brick mass at the ground level which extends the historic Germantown Character and metal skin above.


At a cost of $42.5Million, the project will offer studio, one, & two-bedroom residences. It has 3 levels of below grade parking which contains 252 parking spaces. The ground floor includes 3,000 Sf of retail located at the corner of Second & Monroe. Outdoor amenities include two large courtyards carved-out from the sidewalk. The first is a semi-public garden courtyard located next to the retail and restaurant space. The second is a more private pool deck and amenity space that still maintains connection to the street front. Other indoor amenities include a clubhouse/lounge, fitness center, dog park, sun deck, and much more.



Eric McGinnis, Director At Comma Designworks noted, “Excavation is currently underway for the 2.5 level below-grade garage. When finished, the project will consist of a 2-story cast-in-place concrete podium below 5 levels of wood-framed construction. The featured amenities include a hybrid indoor/outdoor pool, club room and lounge space, and 3,000 square feet of commercial retail space”.
