Park Commons will soon debut its first mixed-use destination at the reimagined Nashville Fairgrounds. Construction on phase one is well underway and will soon offer a mix of brand new affordable and market priced residences. Phase one, named 445 Park Commons, is nestled between Geodis Park and the Nashville Fairgrounds Speedway.



Designed by Smith Gee Studio, 445 Park Commons will offer a mix of studio, jr, one, two, and three-bedroom residences. The project will also feature expanded building amenities, a parking garage, and comprehensive retail offerings.


The location of Park Commons will create a one-of-a-kind living experience both inside and out. Given its inclusion of affordable units will make it a place that can be enjoyed by many. Its centralized position gives it direct access to sporting & event venues, public parks, recreational fields, walkways and trails and planned transit access. Here’s the quick rundown.

Overall the phase 1 includes the new multifamily building and adjacent parking garage. Each side of the building has a different level of pedestrian use and activation on the ground floor.

The North elevation, highlighted above in blue, features high-profile commercial spaces. The commercial spaces on this side of the building have high ceilings, given the slope of the street down towards the speedway. Some of the spaces include covered patios. There is also an expansive Fair Plaza which will allow for outdoor seating and vendors.

The East face of the building is closest to the Nashville Fairgrounds Speedway. The ground floor on the side of the building primarily consist of a planned incubator space. There is also a section of retail that wraps around from the North face of the building as well as the loading dock.

The Ground floor on the South face of the building includes a mail room, rentable storge areas, conference rooms, and resident amenity area. The amenity area walks out to another plaza situated between the apartment building and the parking garage.

The West façade is closest to the East Promenade of Geodis Park. The ground floor on this side of the building is split between retail which wraps around from the North façade and apartments. The apartments have green space and walk-out to the East Promenade.
With an emphasis on health and wellness there are three major outdoor amenity areas (shown in the gallery above). There is a landscaped courtyard internal to the building which features a pool deck. The rooftop deck is located on the Northwest corner of the building with outdoor seating and connection to the clubhouse. The South end of the building features a landscaped plaza and dog park.
