Standard Assembly is one of the much-anticipated anchor projects leading the infill of central Wedgewood Houston. Developed by a joint venture between HY Ventures, Wedgewood Avenue, and Atlas Real Estate Partners, Standard Assembly is a multifamily concept featuring 310-residential units with over 13,000 square feet of combined retail and common spaces. Hardaway Construction is the project’s general contractor and explained that the development is now leasing and anticipates a phased opening in October of this year. The project is located at 715 Merritt Avenue.


EOA is leading the design effort at Standard assembly with Manuel Zeitlin Architects. The use of exposed steel, brick, and metal were inspired from the site’s industrial past and tied together with warm wood accents. The design development phase was a challenge given the impacts of the pandemic, supply chain issues, and labor shortages. However, the designers were able to maintain the project’s character through the creative use of limited material selections; some of which include herringbone patterned floors.

The project will also feature (11ea) live/work apartments on the ground floor facing the public streets and living alley and indoor and outdoor maker spaces to continue the tradition of the area as an arts/maker community. There is also a standalone timber-framed retail building to the North of the property. Here’s the quick rundown:

Outdoor amenities include a living alley which includes green space and an active park between the two buildings. There are two internal courtyards: one which includes the pool deck and the other which transitions into an outdoor maker yard. There is also a dog run at the rear of the property.
The 2-building development is connected through sky bridges and features flex spaces along the alleys to help add to the sense of exploration in Wedgewood Houston. The project includes a mix of studio, one, and two-bedroom residences.


Building one is 5-stories and situated along both Hagan Street and Merritt Ave. The Ground floor is activated by retail located at the corner of Hagan and Merritt. The double-height building lobby/amenity area is defined with a wall of windows that front the living alley. Amenities within this building includes the pool deck, fitness center, lounge area with common kitchen, co working, and maker spaces. The precast parking structure is also located in this building and includes a pet spa and bike storage.
Building two is 6-stories and is connected to building one with a skybridge. The ground floor of building 2 is activated by two flex retail spaces which flank a breezeway that opens to the second courtyard. There is also access to the active park and dog run from this courtyard.
