Nashville Developer, The Mainland Companies has plans for a new mixed-use development in Chestnut Hill.  The developer is proposing to build a new 20-Story tower which includes the adaptive reuse of the site’s existing building, Pure Gold’s Crazy Horse (Pure Gold’s)- an adult entertainment venue.  Pure Gold’s ceased operations last week on September 30th.  The project will also mark the first major investment along the industrial corridor of Chestnut Hill.  The site is located at the corner of 4th Avenue S & McCann Street at 916 4th Avenue S.

According to public records, The Mainland Companies (Mainland) purchased the property for $10,066,950.  The property has only changed hands two other times over the past 23 years; it sold for $50,000 in 1999 and $3,000,000 in 2006.

Mainland is also planning to build its headquarters across the street at the corner of 4th Avenue S & McCann Street. Designed by Manuel Zeitlin Architects, they plan to occupy the new “Quonset” headquarters in 2023.

The proposed 4th & McCann mixed-use development is also adjacent to New Heights District. New Heights is a new mixed-use district in partnership with Mainland and Speed Wagon Capital Partners. New Heights is a new neighborhood designation coined by the developer. Like many former railyards and industrial areas in Nashville, properties included in New Heights do not fall within the surrounding neighborhood boundaries. This has led to many new neighborhood names as well as the spill-over into current boundaries throughout the city. The map above provides context to current projects planned for New Heights.

The proposed 4th & McCann project is located in Chestnut Hill.  Mainland has noted that they’ve worked with both the Councilmember and The Chestnut Hill neighborhood association, known as the Trimble Action Group (TAG), for years on various Chestnut Hill matters including the 4th & McCann mixed-use development.  Here’s the quick rundown:

The new 20 story building will include street level retail with approximately 300 apartment units and below grade parking.  The property could permit 15 stories by-right however, without the special exception would result in a shorter and bulky building. This is demonstrated in the image above. 

As part of our vision, Mainland plans to incorporate highly desirable space for makers, non-profits, or other neighborhood specific support users by repurposing the existing structure and adding to the character of this burgeoning community.   As a company, we have made a strong commitment to this developing area of South Nashville and will also be locating our corporate headquarters directly across from this proposed new project.

The existing building will be updated to include outdoor seating and new storefront windows.  Infrastructure improvements include improved public sidewalks and landscaping around the property.  

The BZA hearing for 4th & McCann is scheduled for the 10/6/22.
