Peabody Union is a new mixed-use destination by JV partners Stiles, Hensler Development Group, and PGIM Real Estate in Downtown, Nashville. Plans show that the project will feature a 354 unit, 27-story residential tower paired with office, retail and restaurant space. The project is situated at the gateway of the KVB bridge on the South Bank of the Cumberland River. The project is located at 30 & 50 Peabody Street.

Peabody Union will feature 50,000 SF of new-to-market chef-driven dining options, curated retail concepts. Brokered by Ojas Partners, the retail plaza will become the new center-piece for the Rutledge Hill neighborhood by offering an expansive retail plaza overlooking the Nashville East Bank. The 6-story office building helps to define the retail plaza with nearly 20,000 SF of retail activation on the ground floor. The retail is capped with 250,000 SF of innovative Class-A creative office space. The location above the retail plaza makes it a prime location for a tenants seeking space where amenities such as the 4,000 SF Club Room, 4,500 SF Fitness Facility, & direct access to the Rolling Mill Hill Greenways are priority for its users. Designed by Hastings, Peabody Union intentionally aligns with adaptive reuse of the historic trolley barns next to the site. The trolly barns has a series of three long, linear commercial buildings are oriented north-south. The 3 new retail buildings the new development will align with the trolly barns and will extend the pedestrian experience between both sites.

The street level of this pedestrian centric project includes wide landscaped pedestrian paseos, connections and improvements (including a new trail head) to the Rolling Hill Mill Greenways trail. There is also a new signalized intersection at the corner of KVB and the newly proposed Guthrie Street. The new road is located between the substation and the new development and will provide access to the lower parking and back of house areas. It will also intersect Peabody Street.

Construction began in the summer of last year with mass excavation activities. The construction team has since permitted foundation to grade plans and the project has started going vertical. Here’s a look at current construction progress.
