Mainland Companies (Mainland) received key approval to build 5 luxury estate homes in the established Germantown neighborhood. The project includes five, 3-story attached residences which range in size from 4,400 to 5,600 SF. The Nashville-based developer enlisted local firm Manuel Zeitlin Architects (MZA) to design the new development which will soon occupy the cleared parcel located at the corner of 5th & Monroe. The site address is 1301 – 1309 5th Avenue North.

The MZA designed project takes a modern take on the historic context which can be found in the surrounding neighborhood. The estate homes are characterized by their juxtaposition of materials on the building facades, brick pathways, gabled roofs, and indoor/outdoor spaces. MZA took the design further by incorporating modern light wells between the residences to bring in additional light given the depth of the homes.

Metro records indicate the first documented sell of the property in 1985 for $32,900 and last sold to Mainland in 2021 for $2.4 Million. This also marks the 3rd approved Germantown project for Mainland. The developer recently completed the adaptive reuse of the Elliot School into 26 new condos which is completely sold out; the units ranged in price from $250,000 – $2.7 Million. There is also the adjacent Elliot Row Homes which includes 18 new town homes; 12 of the units have already sold and another 6 are under construction which are all under reservation. The 2-bedroom carriage house at Elliot Row Homes recently sold for 1.2 Million. The developer is also in the process of filing another development with details forthcoming.

The developer is targeting a price point in the mid $5 Million range for the estate homes at 5th & Monroe. Mainland Companies noted that although they are keeping an eye on the market, they are also focused on creating a product that would appeal to executives and heads of companies that are relocating to Nashville. “We are very bullish on the Germantown subdistrict, we believe it is the nexus of up-and-coming and old-and historic”, says Cindy DeFrancesco, Executive Vice President of Mainland Companies. Mainland believes that the Germantown market can support this type of first-to-market offering given its proximity to neighborhood shops and downtown as well as ongoing major developments such as Neuhoff District, River North, and Ball Park Village. The estate homes will include between 4-5 bedrooms and primarily face 5th Avenue North. The size of the estate homes will set a new bar for the market coming in between 4,400 SF – 5,600 SF. Each of the homes will feature an elevator, two-car garage, 2- level lightwells, custom closets, quartz counters, state-of-the-art personal saunas, and extensive millwork packages. The Developer has also enlisted an international interior design firm to work through the selection of finishes.
The decision around material selections for the estate homes was centered around making it fit within the context of the historic guidelines but also make it feel new. The homes feature a mix of materials which includes molded brick, standing seam metal, punched windows, extruded steel frames, stucco, and perforated brick screens.

“The material palette of brick and stucco is intentionally restrained. Traditional red brick and gabled roof forms blend well with the historic fabric of the neighborhood, while clean-lined stucco accents and ample glazing give the project a modern feel. Multi-level interior courtyards bring light and transparency to the unit interiors, and the layering of perforated brick screens and corbeled brick detailing adds elements of filtered light and texture outside. I think the result is elegant in its restraint and simultaneously historically contextual and modern.“
