Lincoln Property Company has submitted plans for a massive mixed-use development near Korean Veterans Blvd (KVB) in Downtown Nashville. 10th & Clark is a 818-unit 2-tower project that will rise 32 & 37 stories tall. The ESa designed towers introduces yet another instant icon with a signature design that commands attention. The project is located on 905 Clark Place in the Sobro downtown subdistrict.

10th & Clark represents the 4th tower proposed by Lincoln Property Company near KVB Blvd. Site clearing and prep has started at its Circle South development which consists of a proposed 19-story residential tower and 30-story office tower. The proposed buildings are shown in the images below.
According to the plans, the 10th & Clark mixed use development is allowed to rise 30-stories by-right given current zoning. Tower 1 is seeking 6 additional stories of bonus height for a total of 37 stories. Tower 2 is seeking 4 additional stories of bonus height for a total of 32 stories (both projects omit the 13th floor). Tower 1 achieves the additional height through underground parking while Tower 2 achieves it through lead. Here’s the quick rundown:

The project includes three levels of below grade parking (levels P1 thru P3). Level P3 is designated as public parking and given the lower street elevation has an anchor retail space with a rooftop dog park at the corner of Lea Ave & 9th Avenue South. The image below shows the location of retail.

The underground parking is capped by a multimodal plaza with an emphasis on pedestrian circulation and a grand sense of arrival. The development activates all 4 sides of the project with more than 17,000 SF of retail, possible live/work lofts on Lea Avenue, and amenities. The signature design feature is the drop-off at the center of the project. The drop-off plaza features a view of the elevated amenity deck which gets from Tower 1 to the pool deck amenity and Tower 2. The central drop-off is shown in the image below.

There is a 4-level parking podium above ground which is capped by a large amenity deck. The amenity deck features a pool, park space, access to indoor amenities in Tower 1 and a pedestrian bridge to the residences in Tower 2. Tower 1 has 25 floors of typical units, 5 floors of club level units and 2 penthouse levels which is capped by a sky lounge. Tower 2 has 22 floors of typical units above the amenity level and 5 club levels which is capped by a second sky lounge.
Public amenities include retail spaces with outdoor seating and a plaza with a platform. Featured building amenities include pet services and boarding, elevated dog park, fitness center, co working space, and elevated outdoor green spaces to name a few. The project is slated for review by the MDHA Design Review committee.
