Nashville Based CB Ragland has submitted plans for a 10-story, citizenM hotel in the Gulch. The citizenM Hotel brands itself as the hotel of choice for the modern “mobile” citizen traveler. The hotels feature king-size wall-to-wall beds, lively common areas, and incorporate art throughout the hotel experience. The 268-key citizenM Nashville is proposed at the corner of 12th Avenue South & McGavock Street. The address is 109 12th Avenue South.

The citizenM hotel marks the third new development on this city block. The block has two remaining businesses, the McDonald’s at the corner of 12th & Broadway and the Adele’s located on McGavock. The only other vacant lot is the parking lot in front of Adele’s which is owned by that same entity. Metro Records indicate that the citizenM property last sold for $4 Million in December of 2021. The hotel proposal also marks 14th hotel either planned or under construction in Downtown Nashville. The map below provides a snapshot of downtown hotel development for context.

A request has been submitted for concept plan review to permit the 10-story hotel on the 0.29 acre site. The plan proposes 3 modifications concerning the loading space requirements, building set-back, and utility easement. The request was submitted by CB Ragland Co.; here’s the quick rundown:

Overall, the building has one level below grade which includes the fitness center and back of house space. The street level includes the lobby and multiple living rooms throughout. The living rooms are artists inspired spaces which create multiple corners for working and eating, lounges for relaxing, and places for sitting and watching TV. Guest rooms are located on levels 2-9 while level 10 includes the rooftop bar with outdoor terrace and pool deck amenity.

Exterior improvements include new sidewalks and tree canopy. There is a total proposed distance of 14 feet from the building to the street along 12th Avenue South. It includes a 4 feet zone for the tree line and 10 feet of clear sidewalk. Access to the loading dock is from the public alley between the site and the McDonalds.
