The East Bank is on track to get its second Marriott branded hotel for the future East Bank District. Developed by RevPar Companies and Emerge Hospitality Group, the project includes a 15-story, 235-key (max) hotel at the corner of N 1st & Oldham Streets, The project is situated across from the Clarion Hotel and is located at 206 N 1st Street.

Hotel announcements have outpaced multifamily this year for the East Bank. There are currently 4 projects under construction, 3 recent hotel proposals, 3 recent multifamily proposals, 3 mega projects, and 7 city-owned development parcels(located within the Central Waterfront). The map below provides a sample of adjacent developments for context.

A request has been submitted to rezone the property from MUG to SP zoning. Once approved, the request will permit the mixed-use development (with nonresidential uses) on the 0.80-acre site. The request was submitted by Kimley-Horn, on behalf of the property owner. Here’s the quick rundown:

The Residence Inn jump lobby and entrance court is located on N 1st Street. The valet and garage entry is located on Oldham. It also uses the public alley for access. There is 9,200 SF of retail space on the ground floor; 3,200 SF faces N. 1st while 5,900 SF is at the corner of N. 1st & Oldham. Depending on the timing of construction, this could be the first street facing retail along these streets; which are heavily used by pedestrians during football games.

They typically only have the basics such as kiosks, the front desk, and elevators. The plan notes that road improvements along Oldham and N. 1St Streets are consistent with the East Bank Complete Streets Guide. Changes to the two bordering streets include:
N. 1st Street (Future East Bank Blvd)

Southbound (Towards Stadium-hotel side)
- Travel lane gets reduced from two to one.
- New 15-feet sidewalks with planter zone.
- 5-feet sidewalk-level bike lane.
- 3-feet buffer.
Northbound (Not part of this project)
- Travel lane gets reduced from two to one.
- New Parking lane.
- New 15-feet sidewalks with planter zone.
- 5-feet sidewalk-level bike lane.
- 3-feet buffer

- 10-feet sidewalk with planter zone.
The project proposes 3 levels of parking with amenity levels above the parking podium and on the rooftop of the hotel. Level 5 features a 4,800 SF Residence Inn Dining/Living/Den with another 4,800 SF of Outdoor Amenity Space. There is also a proposed 1,000 SF fitness center, which is on the larger side for a hotel. The rooftop features a 2,600 SF meeting room, a massive 6,000 SF rooftop lounge and another 2,100 SF of outdoor amenity space.
