Updated plans have surfaced from Developer SomeraRoad for the second ground-up tower at Paseo South Gulch. Tower 2 will rise 30-stories and is proposed as a hotel and condo mixed use tower. Its location across from Prima (Tower 1) and behind the Vorhees building will further expand and activate the unique retail paseos throughout the new mixed-use district. The address is 700 8th Avenue South.
The announcement comes as SomeraRoad has reached the final stages of its first ground-up office/residential mixed-use tower Prima. The 16-story tower features 278 rental apartments, 18,000 SF of office space, and 8,000SF of ground floor retail. Recent tenant announcements on the ground floor of Prima include Next Health and Sun Life Organics. The developer has also restored the historic antiques mall and Voorhees buildings and has signed several new tenants there as well.
A request has been submitted for final site plan approval for the property which is zoned DTC and within the Historic Landmark District. Once approved, the request will advance the 30-story tower on the 1.31-acre site. The request was submitted by ESa on behalf of the property Owner. Here’s the quick rundown:

The 30-story tower consists of 5 levels of underground parking with garage access from Fogg Street. The loading area is located along 7th Avenue South and includes back-of-house spaces for the hotel and condo storage units. The paseo created on Fogg Street between Prima and Tower 2 is anchored by separate lobbies for the condos and hotel. While the paseo between Tower 2 and The Voorhees Building is anchored by restaurant spaces.
Site improvements include transforming 7th Avenue South from an access road/alley into an actual 2-lane street. The street widens into 3 lanes as it intersects Division Street to allow for turning lanes. Overall improvements along the pedestrian realm includes new sidewalks, pavers, and landscaping along 7th Avenue South, Fogg Street, and between the Vorhees building and tower 2. There are designated outdoor seating areas along the paseos as well. Plans also show a new landscape buffer and sidewalks in front of the Vorhees building on 8th Avenue South.
Tower 2 represents a significant milestone in the evolution of Paseo South Gulch into a vibrant Downtown destination. There are two remaining towers which will continue activation along Division Street and complete the activation along 8th Avenue South. Currently proposed as office and residential, the remaining towers will also make way for new pocket parks, will further extend the retail paseos.
The project is slated for the 4/11/2024 Metro Planning Commission Meeting.
