Progress continues on the 17-story dual-branded Hampton Inn – Home2Suites on the Nashville East Bank. The development team, which includes Emerge Hospitality and Nexera Capital received approval of the Preliminary SP last year and are preparing to submit for Final SP. The new hotels are located at 611 Cowan Street; the street will eventually be renamed East Bank Blvd as part of the Imagine East Bank Plan.

The project is on track to become the first hotel development within the River North District of the East Bank. The project will join the upcoming Landings Mixed-use development and planned Oracle campus on the riverfront. This is also the second planned hotel by the development team on the East Bank. They are planning a Residence Inn by Marriott in the adjacent Jefferson-Spring District. There are two other hotel proposals near the intersection of Cowan and Spring Streets next to Top Golf. The map below shows adjacent developments for context.

Designed by Elevate Architecture Studio, the progression of the design development phase which includes conditions from the preliminary SP approval, all contributed to the refinement of the building’s design language. There has also been a change in the number of hotel keys from 223 to 216. There were a few design-specific conditions from the preliminary SP which contributed to the modification of the building facade which included:
- Final building elevations shall show a seamless integration of all architecturally-lined parking areas with the non-parking fabric of the building.
- Windows shall be vertically oriented at a ratio of 1.5:1 or greater, except for dormers. Upper floor windows and other features shall be aligned with those of the ground floor.
- Vertically orient materials, design elements and architectural details to emphasize the proportion of height to width.
- All above grade parking shall be fully ventilated. Where garage parking is visible, the facades shall be designed to be harmonious with the other facades of the structure…

Conceptual plans indicate that the 17-story tower will feature a 1,647 SF Coffee Shop / Retail on the ground floor facing Cowan Street. Levels 2-4 include structured parking and back of house space. Hotel guestrooms are situated on levels 6-17; with hotel lobby and amenity areas on level 5.
The developer anticipates a 4th Quarter 2024 start for the dual branded hotel.
