Preliminary plans have surfaced for a new multifamily project near Geodis Park. Developed by Wood Partners, one of the most active multifamily developers in Nashville, the project will rise between 5-6 stories with a central garage. The project is situated in the former car parts property next to Hive Nashville Condos and the recent Oxenfree At WeHo Rental homes off Nolensville Pike. The project address is 361 Heron Drive.

Wood Partners has developed nine new communities which are either in production or in lease up over the past 2 years, nearing 3,000 units. Previously completed projects include Alta Union in the Nations, Alta Foundry near downtown Nashville, Alta Depot in Smyrna, Alta Riverwalk in Metrocenter, and Alta Farms at Cane Ridge in Antioch. A request has been submitted to rezone the property from IWD to SP zoning. Once approved, the request will permit the multifamily development on the 4.09-acre site. The request was made by Kimley-Horn on behalf of the property Owners. Here’s the quick rundown:

The preliminary plans don’t show much in-terms of architecture or detailed site plans. However, it does show 6,000 SF of amenity space facing Herron Drive across from Matryoshka Coffee. Proposed apartment sizes range from 525 SF to 1,055 SF. The entrance onto the property appears to be located at the traffic circle at Herron Drive.
The project is scheduled for the 11/14/2024 Metro planning Commission agenda.
