The Nations is an evolving community situated 3 miles northwest of Downtown Nashville. The area continues to grow with nearly 1,867 multifamily units in the works in addition to other mixed uses. Florida-based RAM Realty Advisors submitted preliminary plans for a new multifamily development named The Mason. The developer, however, shared that they had to drop their plans for the site. During the SP review, regulatory requirements shifted the financial viability of the 247-unit project with amenities. The project also included up to 20 attainable units which were less than 500 SF. Chartwell Residential received its final approval this year for a grocery anchored mixed-use development near the convergence of the Sylvan Heights, Sylvan Park, and The Nations neighborhoods. Silo Bend Phase 5

Zone 5 is the final phase of the Silo Bend masterplan. The project consists of commercial buildings activating both sides of 54th Avenue North with office prototypes to create a more urban streetscape. Designed by SV Design, the space between office buildings creates semi-private courtyards for each office tenant. This insular layout also allowed for the development of landscape buffers to further hide the views of neighboring industrial properties. The developer is actively engaged with Metro to consider critical infrastructure alternatives where 51st Avenue meets the site boundary. Stay tuned for updates as they are released.

Centennial Mixed Use is a newly proposed development situated across from Silo Bend. Designed by Building-Ideas, the 3-story project takes advantage of a small parcel at the corner of New York Avenue and Centennial Blvd. The plan was approved in August and propose +/- 9,500 SQ of retail on the ground floor and two levels of residential uses above. Southeast Venture is looking to increase the number of apartments and floors in Zone 1 of Silo Bend in the Nations. Zone 1 is the 4th phase of the mixed-use development which has already delivered apartments, condos, single family homes, and a new neighborhood market. Designed by SV Design, the project includes 396-units with amenities. The site is located along the Cumberland River and bordered by 54th Avenue North and Centennial Blvd. The project is also next to another upcoming development.

Modera Nations is a new mixed-use development featuring 396 units, two retail spaces, outdoor parks, and over 12,000 square feet of amenity space across three buildings. Tying into Nation’s nature-focused surrounding, Building A offers four courtyards, including an amenity pool and a viewing deck for residents to enjoy the scenery. Building B boasts an elevated courtyard as well as the public dog park, pet spa, and bike repair shop. Retail components are integrated into Building C, which also features outdoor seating, a welcome plaza, bike parking, and courtyards nestled into the building planning.
The interior design focuses on a Modern Parisian aesthetic, with tall ceilings, heavy molding, natural textures and elements, and a calm, elevated color palette.
