Updated plans for a new hotel in the Gulch have been submitted to MDHA for approval in the Nashville Gulch. The revised plans for Phase 1 eliminates the previously proposed stand alone retail building adjacent to the hotel tower and is shown as 1 floor taller than the previous proposal, adding a mezzanine level. The project is situated in the parking lot behind the former Carter Vintage Guitars building at the corner of Old Division Street and 9th Avenue South. The address is 602 9th Avenue South.

The form of the building has changed from an L-shaped building with radial corners, to a more rectangular shape using tiered setbacks to create its depth. The architecture remains unique to this property and has a more urban downtown aesthetic. The proposed development consists of a 17-story hotel building will include ground floor amenities, a separate retail space, underground parking, and privately-owned public space.

The site frontage along 9th Ave will be targeted for pedestrian engagement, while the frontage along Division Street will be used for the passenger drop-off and access to the alley that will serve as the entry point to the underground parking deck. The project also features +/- 4,000 SF of restaurant space on the ground floor, an outdoor terrace at the mezzanine level, a fitness center on level 8, meeting space on level 15, and a sky lounge on level 16.

The base height at the site location is 10 stories, and the proposed 17 stories will be pursued under the Bonus Height Program which would allow a max of 18-stories. The plan also notes that the northern portion of the property will be reserved for a future Phase 2 development. However, the structures on that portion of the site are planned to be demolished and stabilized during the Phase 1 and used as a parking lot.
The plan was approved in the 7/1/2025 MDHA Design Review Committee meeting.
