Pleasant Green Baptist Church CDC (The Church) and local attainable housing developer The Rebecca James Company, has submitted updated plans for its proposed affordable housing development along Jefferson Street. The project is situated on land owned by The Church next to Kossie Gardner Sr. Park at 1412 Jefferson Street.

The developer submitted plans in Q1 of this year for the development. In addition to the new rendering concept, there are also a few changes to some of the building capacities. Notable changes include an increase in apartments from approximately 168 to 197 units and a lower building height from 7-stories to 6-stories within 90 feet.
Since the last submission, Metro has also launched the Jefferson Street Corridor study as part of the Mayor’s Choose How You Move initiative. The plan proposes a new pedestrian/ bike bridge over Interstate 40 at Kossie Gardner Park. The bridge links to a proposed greenway along the interstate vs. on the street given the width of Jefferson. A request has been submitted to rezone the property from R6/CS to SP zoning; which is located within the Jefferson Street Redevelopment District. Once approved, the request will advance the mixed-use development on the 1.76 acres site. The request was made by Thomas and Hutton on behalf of The Church. Here’s the quick rundown:

Similar to the initial submission, the development is spread across 3 buildings (A,B,&C) with overhead connections. The ground level of buildings B&C includes retail facing Jefferson Street. The building’s facade along Jefferson Street now features a significant setback on the upper levels. The building also features a parking deck podium for approximately 340 Parking Spaces.
