Chicago-based developer Albion Residential has just announced Albion Music Row, a dual tower mixed-use development in Midtown Nashville. The project is situated between Demonbreun & McGavock Street and will replace the Beaman Automotive administration building and service lot.


“We are extremely enthusiastic about our vision for Albion Music Row and its potential to deliver more than 830 units and act as an activated residential hub for a redevelopment district primed to become Nashville’s next great urban neighborhood,” said Andrew Yule, Vice President of Development at Albion Residential. “Central to our design is public plaza between our towers featuring approximately 25,000 sf of multi-purpose green space. We envision afternoon concerts and programming that engages residents and the neighborhood as well as just the ability to grab a coffee in our retail space and enjoy a nice sunny day.”

The nearly 2 acre site is comprised of five lots located at the southwest corner of McGavock Street and 14th Avenue South. Once complete, the project will feature 452 units in its first tower and 380 units in its second tower. It will also feature a dedicated public plaza to creating essential green space.
Albion Residential is seeking a SP (specific plan) zoning for the property as it has over 30 feet of topography. The SP would allow for the project to fit properly into scale with neighboring redevelopment including the primary Beaman Property across the street and allow for space for the creation of its public plaza and dedicated green space. Albion Music Row will feature a mix of 1, 2, and 3-bedroom apartments. Additionally the project will include duplex units as well as micro units(at a lower price point). Both towers will be activated with retail and restaurant spaces at the ground floor allowing for overflow into its centerpiece: a more than half acre public green space which will featuring public art and a performance stage and great lawn to encourage regular music uses. In keeping up with the traditions of neighboring Music Row, Albion Music Row will also feature an active recording studio.

Albion’s team is seeking also to deliver a preeminent pedestrian experience with ease of accessibility to the public plaza. To achieve this, Albion will widen the alley behind it to allow for all vehicular traffic along it. This would result in no curb cuts on McGavock and the ability to add a new bike lane along the property.

This is Albion’s second large scale project in Nashville’s urban core, as Albion in the Gulch, a $140 million tower with 415 premium rentable units at 645 Division Street, will open in Q1 of 2023. Pre-leasing for the luxury apartments will begin in October with a leasing office located at 636 Division Street, another Albion owned property.
