Peabody Union’s retail mix will bring an elevated collection of best in class, nationally recognized, and first to market restaurants and retail. The ground floor commercial tenants will activate and decorate the common spaces attracting a contemporary audience and amenitizing the office and multifamily on site.

The most recently completed project with a retail center was 5th & Broad which features new restaurant concepts, local favorites, national brands, a museum, and music venues. Retail at Peabody Union consists of 3 primary retail zones. Zones 1 & 2 have views along the Rolling Mill Hill Greenways trail; it is also a short walk to the WeGo Star commuter rail. Overall, the Food & Beverage (or restaurant) spaces are located along Korean Veterans Blvd. and Peabody Street; the soft retail spaces (shown in teal) are located towards the center of the Plaza. Soft retail spaces are focused on fashion or clothing concepts. The Plaza also features a wide breezeway through the 1st floor of the 27-story multifamily tower, creating a cohesive design.

Retail Zone 1
4,875 SF of Food & Beverage
This retail zone consists of two restaurant spaces situated between the residential lobby of the 27-story multifamily tower.
The two food & beverage spaces are anchored by a bar area and allows for different seating configurations. The space closest to Peabody Street has an outdoor seating area with frontage along the plaza and the main road. The smaller space closest to the trailhead has outdoor seating along the plaza and trail. The images below provide further context as to the locations of the two spaces.

Retail Zone 2

This retail zone consists of 3 segments which span from Peabody Street to Korean Veterans Blvd.
Zone 2 is divided into 3 segments labeled A, B, and C for ease of reading. Zone A is closest to Peabody Street and includes a highly visible food & beverage space with frontage on two sides of the plaza and on Peabody Street. Renderings indicate the potential for indoor/outdoor seating along Peabody Street. The soft retail shell is dimisable and proposed as two spaces. The retail spaces are located near the breezeway and monument stair which either gets you to the other retail zones or the parking levels below. Segment B starts after the monument stair and continues towards Korean Veterans Blvd (KVB). The soft retail shell has frontage facing the plazas, breezeways, trail, and KVB. The space is dimisable and proposed as 4 separate spaces in the plan. The food & beverage space is highly visible from KVB and features two levels. Both food & beverage spaces include outdoor seating options. Check out the image below for further context.


The Jewel Box space is situated at the main public entrance from KVB. This stand-a-lone food & beverage space anchors the welcoming pedestrian plaza as it sits elevated from the public sidewalk. Retail Zone 3

This retail zone consists of restaurant and retail space on the ground floor of the office building.
The food & beverage spaces are located on the North & South ends of the office building; the retail spaces are located near the center. Separation between the soft retail and restaurant spaces is created by the North & South lobbies of the office space. The restaurant space closest to Peabody Street is highly visible and anchors the intersection of Peabody and Lea Ave with a large outdoor seating area. The largest restaurant space is located along KVB and anchors the pedestrian mall along with the Jewel Box restaurant space. The soft retail space is dimisable and is proposed as 5 separate spaces.
