Cypress Real Estate Advisors (CREA) is approaching the final zoning stages for Phase 1 of its new mixed-use development across from the East Bank. It will also serve as a new gateway onto the Dickerson Pike corridor adding 1,150 new residential units to the site. The property is located along Dickerson Pike and Meridian Street; the overall address is 301 N. 2nd Street.

A request for final site plan approval has been submitted for Phase 1 of the new development. Currently zoned SP, the request will permit the mixed-use development with residential and retail uses on the 11.48 acres site. Here’s a look at what to expect.
Overall Site

The development is divided into 6 sites labeled A – F with sites A, B, and E being released in future phases. According to a recent press release, sites A&B will be developed by local attainable housing developer Holladay Ventures, while Site E will be developed by CREA. Overall, street level activation is primarily achieved through townhome-style units with front stoops or patios on the ground floor in lieu of retail.
Phase 1 includes sites C, D and F. Sites C&D are combined and are located near the corner of Dickerson Pike and Berry Street. The two buildings are also connected through a bridge connector. Site F is located along Meridian Street and a new segment of public road.

There are townhome-styled units with front stoops along Dickerson Pike, the courtyard, and the existing alley. Retail flex-space is situated at the corners of Dickerson Pike and the new Berry Street extension as well as Berry Street and the public alley. The leasing center is located near the center of the building next to the entrance into the landscaped courtyard. The landscaped courtyard connects Berry Street to a second courtyard between Buildings C&D. The image below shows what the courtyard entrance looks like from Berry Street – the leasing center is shown to the right and retail to the left.Â

Like Building C, Building D has townhome style units facing Dickerson Pike & the public alley. The leasing center is located near the corner of Dickerson Pike and a new access road which gets you to the parking structure. There is no retail proposed in this building. Building F is a multifamily building which continues the ground floor activation with units that have access from the street. There is a combination of surface parking spaces as well as 16 private garages with storage space. The building’s amenities and leasing office is located at the center if the building.
Site Improvements

Designed by KCI, a new traffic signal is proposed at the intersection of Dickerson Pike & Meridian Street. The overall site also includes markings for crosswalks, turning lanes and stop line markings. There are also two new public streets, one on Dickerson Pike and another on Meridian Street.
The entire project will receive a new landscape program featuring multiple landscaped courtyards. Public spaces will also receive new landscape buffers, sidewalks and a substantial tree line.
The project is slated for the 3/23/23 Metro Planning Agenda.
