Nashville headquartered developer SomeraRoad has submitted plans for a 4-story office & retail development in Wedgewood-Houston. The project is sandwiched between the WeHo Flats parking lot and Gabby’s Burgers and Fries on Humphreys Street. The site address is 475 Humphreys Street.

SomeraRoad purchased the first half of the development site on December of 2021 and closed on the remainder of the land in August of 2022. The add-on property was sold at $2.8 Million / $121 PSF while properties were selling between $180-200 PSF.

Since that time SomeraRoad has progressed the design with local design firm Pfeffer Torode Architecture on the 90,000 SF building. SomeraRoad plans to occupy a portion of the office building as it’s Nashville HQ and is in talks with tenants on the remainder of the space. The project also joins the growing creative office submarket in Wedgewood-Houston. The office market [In Wedgewood Houston] supports a range of business sizes and construction methods with everything from live-work units, flex space, and traditional office to mass-timber, wood-frame, and concrete construction methods. The map below provides a sample of recent and ongoing office developments.

The 4 story structure looks to fall within the existing permitted height and fits well within the neighborhood context. The four stories included as part of the proposed SP is consistent with an adjacent SP that allows 6 stories / 60’-0” max height at the highest elevation. There is no building on that site as of yet.
A request has been submitted to rezone from CS to SP zoning for the collection of properties on Humphreys Street. Once approved, the request will permit the mixed-use development on the 0.93-acre site. The request was made by Pfeffer Torode Architecture, on behalf of the property owner. The project proposes 205 below-grade parking spaces. The 1st floor along Humphreys Street features a building plaza, 3 separate commercial/office shell spaces, the building lobby, and access to the parking garage. The next 3 levels include office floor plates with outdoor terraces and central elevator lobbies with restrooms.

The plans note that the building facade reflects the industrial character of the neighborhood and is primarily composed of aluminum curtain wall. It further adds that the “resulting rail-like rhythm is coupled with warm wood tones and concrete”.
