Plans have emerged for a new 4-story mixed-use project across from Fisk University. The plan submission, however, didn’t indicate whether the project would be short-term rentals (STR’s), apartments, condos, or student housing. The project is situated on the ridge above interstate 40, where a highway cap was proposed back in 2021, that project has been paused. The address is 1712 Jefferson Street.

The Jefferson Street corridor, west of Rosa Parks Blvd., hasn’t seen a lot of major development activity as of late, that is outside of STRs and capital projects by Fisk University & Meharry Medical College. Fisk University recently completed its new 304-bed residence hall. The project site is zoned for mixed-use (MUL) and last sold for $875,000 according to public records.

The plans show a 4-story building with 3 levels of multifamily above retail space. The stairs are located at the ends of the exterior of the building and has what appears to be enclosed hallways. The overhang of the 3 floors above also serves as covered parking at the rear of the property.
The building is set back roughly 20 feet from the edge of the ridge overlooking the interstate. It appears that no major excavation would likely be required, given the limestone substrate the building will sit on and with only a 4-story structure. The exhibit didn’t include foundation drawings.

The plans were submitted as an exhibit for MDHA Design Review Committee review. Centric Architecture, Fulmer Lucas, and Avenue Construction are listed on the plans.
