Developers Holladay Ventures and Evergreen Real Estate, broke ground in October of last year on Phase 2 of the Shelby House Development named 4th & Shelby. The announcement came on the heels of the grand opening of Phase 1 of Shelby House, the 195-unit affordable housing community next door. This community significantly addresses Nashville’s ever-growing need for quality and accessible housing options at the cusp of Downtown and the East Bank. The project is located at 401 South 4th Street.

South 5th Street
4th & Shelby, is a mixed-use development adjacent to Shelby House, which will bring an additional 289-units of affordable housing. In total, both projects will provide 484 affordable housing units to the Nashville community. Additionally, 4th and Shelby will feature more than 4,000 SF of retail space facing South 5th Street. 4th & Shelby serves individuals and families making between 30 – 80% AMI. The project will incorporate sustainable design features and modern amenities into its construction, setting a new standard for affordable housing in the neighborhood. Residents will benefit from energy-efficient appliances, solar panels, community spaces and convenient access to a major bus line, providing easy access to public transit. The strategic position of the site will connect residents with the city’s amenities and job opportunities, as well as key destinations, including the new Titans stadium, and other major developments from the city’s master plan.
The project team started demolition late last year and has started site grading, utility, and foundation activities. 4th & Shelby is is slated for completion in 2027.
