Nashville-based developer CA South, has officially broken ground on a new condominium development, The Modernest Gulch View. The project includes 131 design-forward residences and amenities along the 8th Avenue Corridor. The property is ideally located in close proximity to the Nashville Gulch, Music Row, Vanderbilt University and Wedgewood Houston. The address 1107 8th Avenue South.

The new development will feature for-sale condominium residences, thoughtfully designed in a variety of 1, 2, 3-bedroom floor plans including live-work layouts, which will range in size from 720 – 1650 square feet. Notably, all units will be short-term rental eligible, offering owners maximum flexibility to live full-time, stay when in town, or rent while away, a rare and highly desirable feature in Nashville’s urban core.
Community amenities including a coffee shop, health and wellness amenities including a resort style pool, pickleball court, fitness center, sauna and cold plunge in addition to a co-working space and welcoming lobby. 2 live work units will further activate the site and contribute to the walkability of the surrounding area. The five-story residential building also includes indoor parking.

This project brings together an exceptional team of national and local talent. Nashville-based Comma Design Works, led by Eric McGinnis, is spearheading local design, while Los Angeles–based Studio APA, led by Alex Pettas, serves as the design architect. Construction is being led by DeAngelis Diamond, a distinguished firm headquartered in Naples, Florida.

This is the second CA South development to break ground this year, following the launch of another condominium project in Wedgewood-Houston. It also represents the third project along the 8th Avenue corridor and the fourth in Edgehill, joining the firm’s earlier developments – Illume, Luna, and Alina.
Sales are anticipated to launch later this year, with further details to be announced in the coming months. Sales and marketing strategy is being guided by Heather Gustafson, CEO of Franklin Rose Real Estate Advisory and Head of Sales and Strategic Partnerships at CA South, who is leading brand development, pre-sales strategy, and launch planning for the project.
