Wedgewood-Houston (WeHo) has become one of the hottest neighborhoods for growth in recent years. Its proximity to Downtown and popular neighborhoods such as The Gulch, 12 South, as well as destinations such as Geodis Park, has made it a hotbed for development opportunity. While neighborhoods across Nashville are seeing growth, central WeHo stands out as it has captured the attention and talent of local, national, and global developers, designers, and contractors. Up until roughly 2018, central WeHo sat predominantly underutilized with industrial and warehouse uses. However, it did have a dynamic art scene which groups are looking to preserve and grow with the neighborhood. Delux Weho is an upcoming mixed-use development at the intersection of Humphreys Street and 4th Ave. South. Developed in partnership with The Bradley Developments, Tinsley Company, and Big Plan Holdings, the project will soon offer a mix of studio, 1, 2, and 3-bedroom apartments with unique floorplans and amenities. The project replaces a former storage yard and represents the 4th major project along this segment of the 4th Avenue corridor. The project is slated for completion in 2026.

Located at the corner of Humphreys & Brown Streets, local contractor BELL is now erecting the structure for the upcoming office and multifamily buildings at the Merritt Mansion Lawn site. The project represents one of many new development projects as part of AJ Capital’s phased master plan which includes Nashville Warehouse, May hosiery.
Entertainment management firm FBMM is slated to occupy 44,000 SF of the new office. The historic Merritt Mansion building is being preserved and has shifted approximately 60 feet west of its previous location. The building will get a new foundation and undergo further restoration. The Office building is located at 439 Humphreys Street while the multifamily building is located at 306 Leon Loop.

507 Houston Street is a 51,000 square feet of Class A office space at the corner of Houston & Brown Streets. Developed by AJC, the project includes with 10,500 square feet of ground-floor retail space and is located across from SoHo House and Hemes. The design is characterized by rich brick detailing and large warehouse-style windows giving it a sense of historic significance. The ground floor is reinforced by signature storefronts enclosing street-level restaurant and retail suites on all four sides of the building. There is also an accessible landscaped plaza that connects the rear of the building directly to 448 Humphreys Street, another upcoming office building by AJC.

AJC announced the newest addition to its Memoir Residential brand, Memoir May Hosiery. Located in central Wedgewood-Houston, the new flexible-stay residential offering is now pre-leasing as it approaches the March 2026 opening. Memoir May Hosiery is located at 1210 Martin Street, near The Truth.

430 Chestnut is an upcoming 5-story office building situated between The Truth and the offices for LIVE Nation at Nashville Warehouse. The 140,000 square feet of Class A office offers both full-floor or multi-tenant options. According to the project website the 5th floor is fully leased totaling more than 34,000 SF. There is also 16,500 square feet of ground-floor restaurant and retail space above the building’s structured parking lot.
The Truth is an upcoming 4,400 capacity indoor music venue by Live Nation. Designed by Blueprint Studio, Live Nation’s in-house design and development group, The Truth is built for live performances promising a bold, modern stage for artists and fans alike. The project also represents the developer’s commitment to placemaking in central Wedgewood-Houston. Outside of Downtown, no other neighborhood will have a purpose-built music venue at this scale, level of design, and consideration given how it fits in AJC’s masterplan for WeHo.
Both 430 Chestnut and The Truth serve as both neighborhood anchors and railyard screens for this previously underused lot along Chestnut Street. Both buildings also share a central plaza located at the intersection of Chestnut and Martin Streets.

Following the recommendations of the Fort Negley Master Plan, according to the website, the first major phase of construction at Fort Negley will begin in the summer of 2025. This work will include de-paving the Greer Stadium Parking lots and seeding that area with native meadow grasses, restoring the 1930s driveways on Fort Negley Boulevard, shifting the primary visitor entrance to Chestnut Street, and improving accessibility and visitor experiences throughout the park. The historic site is located at 1100 Fort Negley Blvd.
Local developer Material Ventures has submitted conceptual plans for a new commercial/retail focused mixed-use development in 2024. The site was also the location for Miami’s Bal Harbor Pop-Up in Nashville in 2025. The long-term focused developer is currently building a new multifamily development in GreenHills and notes that they are still working through the design of the Hagan Street property.
Located at the corner of Chestnut & Hagan Streets, the proposed project is divided into 4 building massing’s which creates the retail plaza on the ground floor and includes the preservation of the existing single-story structure on the site. The project is located at 500-516 Hagan Street.

Westerly House is a new mid-rise apartment building in Wedgewood-Houston. Developed by Wedgewood Avenue, HY Ventures, and Atlas Real Estate Partners it includes a mix of 246 traditional and co-living units. The project offers a wide range of floor plans and according to its website, rents start around $1,330/month (as of December 2025). The new luxury market-rate apartments are located just 5 minutes from downtown at 700 Hamilton Avenue.

Hines received approval in November of 2022 to rezone a 0.75-acre parcel at the corner of Hagan & Merritt. The property is located next to the Finery mixed-use development and is approved for a max of 6 stories with ground floor retail, and parking.
Developer SomeraRoad received approval to rezone The Martin & Merritt mixed-use development site in 2025. The new zoning designation will allow for a max of 150 hotel rooms developed in partnership with Aparium Hotel Group, 175 apartments, and 7,500 SF of retail and restaurant space. The project is located at 548 Hamilton Avenue.

A request was submitted for final site plan approval for properties along Gray Street. The 2 parcels which make up the site were rezoned in January 2020 to SP zoning for a mixed-use development. In August of 2025, the developer filled for Final SP for 37 townhomes for the site. Following the final SP the site was sold to Holder Properties according to the Nashville Post.
SomeraRoad received approval for a new 4-story office building on Humphreys Street. The proposed building has 96,000+ SF office space and 11,000+ SF of commercial space on the ground floor. The developer noted that they are actively seeking tenants for the planned development. The project is located at 475 Humphreys Street.

A contemporary interpretation of a traditional warehouse building, 448 Humphreys Street features masonry piers with delicate steel-inspired metal ribbing elements. 448 Humphreys Street is a planned 4-story, 53,300-square-foot office building. The building consists of 5,300 square feet of ground-floor retail and restaurant space and 48,000 square feet of Class A office available across three floors with ten-foot windows and a top-floor balcony. There is also a plaza which connects it to 507 Houston Street office building as well.
445 Humphreys defines the western edge of the Lawn. 240 residential units sit above ground-floor restaurant and retail, offering residents views out over the heart of Wedgewood Village or toward the Nashville skyline.
