RPM Development Partners has submitted plans for a new mixed use development, currently named the Chestnut Street Campus. The new proposal would bring a new multi-building mixed-use development and offers a glimpse into the next evolution of Wedgewood-Houston. The project boarders Martin, Humphreys, and Chestnut Streets and introduces new courtyards and pedestrian activation. The project has a reference address of 468 Humphreys Street.


“As the stewards of this site for 20 years, we are excited about our plans to reimagine our underutilized surface parking lots and warehouse while at the same time preserving the United Record Pressing building and its famous Motown Suite. This building has been a part of the fabric of this community for more than 60 years, and we want to continue to celebrate that.
Our plans are focused on art and deep design and will include a boutique hotel, work lofts, low-density for-sale condos and neighborhood-focused retail, as well as adding a substantial amount of needed open green space to Wedgewood Houston. In fact, we are only proposing to develop less than half of the total area, leaving much to the public realm. We look forward to continuing to work with our neighbors and surrounding community while contributing to the vibrancy of the neighborhood we have called home”

A request has been submitted to rezone the property from IR and CS to SP zoning for the collection of properties. Once approved, the request will advance the mixed-use development on the 1.81 acres site. The request was made by Barge Civil Associates, on behalf of the property Owners. Here’s the quick rundown:

Overall, the project consists of 3 new buildings (a, b, & c) and 1 existing structure. In terms of uses, the development features a mix of residential, office, and hotel above retail. There are public green spaces and plazas as well. The plans emphasize that the development will take up no more than 50% of the site.

The hotel (Building A), is located in the parking lot at the intersection of Martin & Houston Streets. The proposed 14-story tower includes a max of 175 hotel rooms with a rooftop pool, outdoor dining, and offers first of its kind views of Downtown from central Wedgewood-Houston. The hotel’s design introduces a unique modern aesthetic with a narrow Glass lobby with sightlines from Martin Street into the courtyard. The lobby is flanked by two curved facades which features a signature restaurant on one side and hotel operations on the other.

Fronting Humphreys Street, the residential structure (Building B) is proposed as 9 stories and includes a mix of 1, 2 ,and 3-bedroom residences. The building height steps up with the incline of the street and includes a large retail plaza in the rear of the building; that area also connects to the courtyards for the adjacent development properties. The plans indicate that the building will have approximately 50 residences and 4- levels of below-grade parking.

The office tower is located on Chestnut Street and both it and the hotel are directly across from the new music venue, The Truth. The 6-story, 60,000 SF building includes ground floor retail and according to the mood board could be mass timber construction.
