The Nashville Gulch is heating up with hospitality centric mixed-use towers leading the charge. Tidal Real Estate Partners is moving a step closer to finalizing its 2nd of four planned towers in the Gulch. The 16-story infill development is in the parking lot of QNTM Fit Life, one of Nashville’s most popular fitness destinations. Once complete, the tower could become the first hotel to be constructed within this segment of the Gulch between Broadway & Church Street. The site is located at 1221 Grundy Street.

The dual-use development will feature 144 hotel units and 168 timeshare units. Similar to the developer’s first tower, 1111 Church across the street, 1221 Grundy also includes a large retail space totaling more than 14,000 SF. PuttShack occupies 28,000 SF at 1111 Church, with Goodfellas Pizzeria under construction. The same developer is also in the final planning stages for an upcoming Edition by Marriott also across the street and has hospitality and multifamily uses.

A request has been submitted for final plat approval to consolidate the three lots which make up the site into one; the property is zoned DTC and is within the Gulch South DTC Subdistrict. Once approved, the request will advance the new tower on the 0.81 acre site. The request was made by Ragan Smith Associates on behalf of the property Owner. Here’s the quick rundown:

The ESa-designed tower primarily has frontage along Grundy Street where the now brick facade creates cohesion between the ground floor of the new tower and the adjacent restaurants which also have brick facades next door. Overall the project includes 3 levels of underground parking, features two separate lobbies for the vacation timeshares and hotel guest rooms, and includes a rooftop poole amenity which overlooks the Gulch, and the evolving midtown gateway skyline.
