
Nashville continues to rank among the fastest-growing cities in the United States, with its vibrant downtown serving as a vital economic hub. Fueled by a renowned music scene, a dynamic food culture, a burgeoning business ecosystem, and an influx of residential development, the city consistently lands in the top five emerging markets, according to a study by the Urban Land Institute and PricewaterhouseCoopers. This year’s updated Tall Buildings feature is a continuation of last year’s popular edition, offering fresh insights into new renderings, floor heights, and ownership details, thanks in part to support from local low-voltage contractor Cabling Innovations.

The featured towers reflect the work of architectural firms both local and international, with Nashville-based ESa and Hastings designing nearly half of them. Among the tallest, Chicago-based Goettsch Partners, in partnership with local developer Giarratana, leads with a 60-story tower. Hastings designed the second- and third-tallest buildings— two 49-story towers with developer Tishman Speyer and a 47-story project with Portman Residential. These developments underscore the growing collaboration between global expertise and local innovation, shaping the skyline of one of the nation’s most dynamic cities.
The 54 new towers can potentially open doors to opportunities across a wide range of industries. Combined with Mayor Freddie O’Connell’s recently approved transportation plan, this growth promises to enhance connectivity, linking more people to the jobs, businesses, and vibrant developments shaping the city’s future.

Nashville-based hospitality firm, Sila Developments, secured MDHA Design Review Approval last summer for its 15-story Element Hotel in Downtown Nashville. The updated plans, designed by local firm SV Design, include enhanced amenity spaces and optimize its prime location on the 0.28-acre site. The Marriott-branded hotel will become a distinctive addition to the Nashville skyline and a major addition to the Lafayette Street corridor in Downtown. The site is located at 536 Lafayette Street.

Developer SomeraRoad unveiled the vision for the Paseo office tower in the spring of 2022. The office building represents the 4th tower announced at the mixed-use district. The tower initially consisted of 22 floors, however, given market conditions and the work from home trend following the pandemic, the project is now 16-stories. The shorter tower continues to boldly anchor the corner of 8th & Division totaling approximately 385,000 SF of office space and 8,000 SF of food & beverage retail. The office tower sits above a garage podium with approximately 1,500 spaces. The address is 714 8th Avenue South in the Nashville Gulch.


The 9 Group proposed a 16-story hotel in Nashville’s Gulch neighborhood this summer. Phase 1 of the project includes a mixed-use tower featuring both street-level and rooftop amenities, a standalone retail building, underground parking, and a public pocket park. Phase 1 of the development will also prepare the site for future phases by demolishing and stabilizing a portion of the adjacent property. The site is located at 602 9th Avenue South.


Camden Gulch is a proposed 16-story mixed-use development in the Nashville Gulch. The 481-unit development will transform the now demolished A+ Storage into a vibrant mixed-use tower. Plans also include an activated pedestrian realm with retail and wider sidewalks. The project is located at 909 Division Street.


The Printers & Bankers Alley mixed-use development will transform both a narrow row of surface parking spaces and an adjacent parking deck across the alley into a 16-story residential tower. The tower is anchored by two levels of retail which will continue the activation of both Printers and Bankers Alley. The project is located at 217 3rd Avenue North.


Developed by Tidal Real Estate Partners (Tidal), 1213 Grundy represents 1 of 3 remaining towers planned for the developer in the Nashville Gulch. The 16-story hospitality mixed-use development proposes a mix of extended stay hotel rooms and time share units with ground floor retail. The site is located in the parking lot used by the popular downtown gym QNTM Fit Life. The gym has over 2,600 members and 860 guests per month who use it. The existing address is 1207 Grundy Street; however, the proposed address is 1213 Grundy Street.


Society Nashville is a 17-story, 502-unit project developed by Property Markets Group (PMG) in partnership with RMWC and Miami-based New Valley, LLC. The project will include 82,000 SF of commercial space with nearly 8,000 SF of retail. The project aims to make the Nashville Gulch more accessible with upscale streamlined units that can be more reasonably priced. The project is located at 915 Division Street.


Joint Venture partners Essex Development and GBX Group are embarking on a unique Culinary-Centric development. Situated in historic Rutledge Hill, the project will introduce 3 skyline-defining towers and preserve the surrounding Victorian-era historic homes. The building structures are tied together by a retail plaza to create the new Culinary District. Tower 1 of the development will climb 17 stories and include residential and office uses; it is situated on the corner of Rutledge Street and Lea Avenue.


Park Place is a new distinctive mixed-use district . The project includes a central hotel tower flanked by two modern multifamily towers. The hotel tower, pictured in the center will stand 18 stories tall and include 286-keys. All of the buildings will overlook an expansive pedestrian plaza and two substantial water features. All three towers also include street level retail activation. The project is located at 509 2nd Avenue South.


The Circle South development was proposed in 2021 and is zoned for the 19-story multi-family tower. The status of the project is unclear, however, public documents trace property ownership to Dallas-based Lincoln Property Company. Lincoln’s Residential Division was acquired by Toronto-based Cadillac Fairview in March of 2023 and rebranded as Willowbridge later that year. The property is strategically positioned between the Gulch and Music City Center at 522 8th Avenue South.


Miles Nashville is a proposed 19-story development in the SOBRO Downtown subdistrict. The tower previously included 645 units and is now 498 units according to the developer’s website. The U-shaped building features a public pocket park in the center facing John Lewis Way and includes more than 12,000 sf of retail, restaurants and other storefronts. The project is located at 516 Rep John Lewis Way.


Plans were submitted in the 1st quarter of 2023 for the proposed Marriott Nashville. The 20-Story hotel will be the first Marriott product under the Classic Premium Marriott Brand in the heart of Downtown. The project includes a restaurant, bar, meeting rooms, and amenity spaces throughout the 20-story structure. The development will replace the current parking lot next to Hume-Fogg Academic High School. The new hotel will be located at 119 7th Avenue North.


Tower 2 of the planned Rutledge Hill Culinary District will rise 21 floors and is proposed as a hotel/residential building. Plans includes 125 Lifestyle-Luxury Hotel Keys & 50 Branded Residences. The building is located along Hermitage Avenue and only a short walk to Ascend Amphitheater and The Country Music Hall of Fame & Museum.


Plans for the adaptive reuse of the North Cap Center Office tower, into a new residential mixed-use development were submitted back in 2022. Developer Wheelock Street Capital proposed an office to multifamily conversion of the existing 22-story office building and garage as well as a new ground-up addition. The new development propose 358-units and will activate the bordering streets with more than 12,000 SF of retail space. The project is located at 300 James Robertson Parkway.


D.C. based developer, Douglas Development, has submitted plans for a new 24-story mixed-use tower in the Lafayette Subdistrict. The development was approved in September of 2022 for 525 rental units (no STR), nearly 19,000 SF of retail/restaurant space, and a 1,413 SF publicly accessible pocket park. The project is located at 522 4th Avenue South.


600 4th Avenue is a distinctive mixed-use development by Pinnacle Hospitality Partners. The 24-story mixed-use tower proposes an approximately 288 feet hotel/residential tower above street level retail, activated public space, and underground parking. The project is located at the corner of Lea Avenue and 4th Avenue South in Downtown Nashville.


T2 Capital Management proposed the new 25-Story mixed-use tower in PieTown. The project was announced in 2022, however the firm noted that they are actively evaluating the best use and height for that project given changing market conditions. Trio is located at 621 Middleton Street.


Peabody Union is a new mixed-use district currently under construction along the South Bank of the Cumberland riverfront. The project features a 27-story residential tower, a creative office building, and is anchored by a nearly 50,000 SF retail plaza. The project also has a unique jewel box retail space situated over KVB boulevard. The project is located at 30, 40, & 50 Peabody Street.


1100 Broadway is a planned 28-story, class A+ office tower in the Nashville Gulch. Developed by Highwoods, the new tower will replace the former home of the now relocated daily newspaper. The tower represents 1 of 3 office buildings that are part of the Gulch Central development. Asurion moved its corporate headquarters there in 2021, there is another building planned next to it as well. 1100 Broadway also includes 22,800 square feet of amenity retail and 1.4 acres of outdoor amenity space.


Atlanta-based Portman Residential (Portman) submitted plans to construct 3 towers in the parking lot of the Eleven North Apartments. Bordered by Dr MLK Jr Blvd (MLK) and Church Street in the Gulch, Tower 1 is 28 stories and located across from Publix on MLK. Combined, the overall project includes 1,475 units, and 40,000 SF of commercial/retail space. The project is located at 1017 Dr Martin Luther King Jr. Boulevard (Charlotte Ave).


The upcoming Edition by Marriott has moved up in position from 16 to 28 stories, since the last Tall Building Review. Developed by Tidal, the updated proposal now includes condos ranging in size from 1,433 – 5,958 SF and has nearly 8,000 SF of fitness center programing space. The concert venue and multi-vendor hall mentioned in previous submissions appear to be eliminated. The project is located centrally in the Gulch and is adjacent to the Asurion headquarters and multiple planned mixed-use towers. The project address is 1101 Grundy Street.


Tower 2 is the 29-story tower situated centrally in the redevelopment of the 11 North parking lot. Developed by Portman, both the 28 and 29-story towers are anchored by a central retail plaza, located at the intersection of Hynes Street. The retail plaza will also connect to an upgraded segment of the Greenway. The address is 1017 Dr Martin Luther King Jr. Boulevard (Charlotte Ave).


Developed by Centrum Realty & Development, The Rutledge Hill mixed-use development consists of 3-towers anchored by a central park & plaza above the below grade parking deck. The hotel tower will rise 29 stories and is located near the corner of Peabody Street & 2nd Avenue South. Given the recent lawsuit filed by the adjacent condo building, and the change in interest rates since that time, the status of the project is unclear. CityNowNext will publish an update once the information becomes publicly available. The project is located at 500 2nd Avenue South.


Mill Creek Residential is constructing a 29-story residence at the gateway into downtown Nashville. Designed by Cooper Cary, Modera McGavock will feature 396 residents, resort-style amenities with a true rooftop pool overlooking Nashville from 282 feet above the street. The distinctively designed tower is amongst the tallest buildings in The Gulch and offers views of Downtown and Midtown. The project is located at 1212 McGavock Street.


One Circle South is a planned 538,000 SF high-rise office tower with market-leading amenities and ground-level F&B offerings on 8th Avenue South in the heart of SoBro. The project is marketed as a prime contender for a HQ relocation and is joined by a planned 19-story multifamily tower next door. Developed by Lincoln Property Company, the 30-story office building will sit prominently on KVB Circle providing signature brand presence. Sources tell CityNowNext that the property is now listed by Stream. The address is 410 8th Avenue South.


125 11th Ave is a 30-story mixed use residence in the Gulch and is the tallest of the 4 adjacent towers by developer, Tidal Real Estate Partners. The project proposes 393 apartment units, and 17,000 SF of retail space activating Church Street, 11th Avenue North, and Comers Alley. The project is located at 125 11th Avenue North.


Tower 2 at Paseo South Gulch is a proposed 30-story hotel/condo tower located directly behind the historic Voorhees building on Fogg Street. The tower brings a unique architectural identity to the multi-tower mixed-use district by complementing the recently completed 16-story tower, Prima and restored historic buildings. The project is located at 701 7th Avenue South.


Tower 4 represents the 3rd residential tower at Paseo South Gulch. The 30-story tower includes 396 units and shares a podium with the 16-story office tower. The shared base includes elevated plazas, retail, and below-grade parking. The project is located at 700 Division Street.


Park Place Residential Tower 2 is located at the intersection of 2nd Avenue South and Lea Ave. The tower represents 1 of 3 at the upcoming mixed-use district. The project includes a central hotel tower flanked by two modern multifamily towers. Tower 2 is located closest to Lea Ave and will rise 32 stories. It also has an activated street level with retail facing both Lea Ave & the pocket park. The project is located at 509 2nd Avenue South.


Anchoring the corner of Rutledge & Peabody Streets is the planned 32-story residential tower of the Rutledge Hill Mixed-use district.


Ray Nashville is the first tall building in the PieTown neighborhood in Downtown. Co-developers Ray and VeLa celebrated the start of construction for the distinctive 32-story residential tower. Construction financing for Ray Nashville was provided by J.P. Morgan and Monroe Capital and arranged by Walker & Dunlop. Ray Nashville is located at 601 Lafayette Street.


Lincoln Property Company submitted plans in the Spring of 2023, just as its residential portfolio was acquired by Toronto-Based Cadillac Fairview. The dual-tower project is located near Korean Veterans Blvd (KVB) in Downtown Nashville and has a combined 818-units. Tower 2 is the southernmost tower and will rise 32-stories with proposes 349-units. The project is located on 905 Clark Place in the Sobro downtown subdistrict; it is steps away from Music City Center, Bridgestone Arena and the Gulch.


Nashville-based developer, Giarratana is planning its 4th tower near Nashville Yards. The planned residential tower will sit at the corner next to the Tennessee State University-Avon Williams Campus building. The planned tower will rise to 33 floors and about 355 feet. The project is located at 901 MLK Blvd.


The Everett is a new 34-story tower located at Nashville Yards. Construction is wrapping up and is now leasing. The new apartments are located across from The Pinnacle Events/Music Venue. In addition to the events venue, the development also includes a theater, upcoming fitness concept, and new restaurant and retail options. The tower is located at 960 Commerce Street.


The Pinnacle tower stands 34 stories above Church Street and has 650,000 square feet of office space with an additional 28,000 square feet of retail. The tower will be located at 201 Platform South, adjacent to Grand Hyatt Nashville and Amazon Nashville’s two office towers at Nashville Yards. The developer’s website expressed that it will become the office skyscraper with the highest occupiable floor in Nashville.



The Emory is a new 35-story condo development located at Nashville Yards. The tower is completed by a 34-Story multifamily tower as both share building amenities and have direct access to the Nashville Yards retail/restaurant plaza, day care facilities, and the upcoming Ascension Saint Thomas public park. Sales have recently launched for the condo tower. The tower is located at 930 Commerce Street.


The 35-Story project was announced in the summer of 2022, by developer White Lodging. The proposed 752-key hotel tower will occupy a portion of an existing parking lot at the corner of 8th Avenue South & Demonbreun Street. The project is across from the recently announced St. Regis. And Music City Center. The address is 127 8th Avenue South.


Proposed in the summer of 2021, tower 2 is the tallest and last of the 3-tower development. The 36-story tower is located closest to Peabody Street, has street level retail, and frames the pocket park along 2nd Avenue.


The 37-story tower within the Rutledge Hill Culinary District has the most unique form of any tall building in Tennessee thus far. The building’s shape is designed to maximize the amount of sunlight within its central plaza and existing adjacent structures. The tower will include 200 hotel keys and 100 branded residences. The overall development will also include a 777-space underground parking structure.


Tower 2 is the tallest tower at the upcoming 10th & Clark development. It is the northernmost tower and will rise 37-stories and propose 464-units. The ESa designed development will also feature a 32-story tower and will activate the now parking lot with a vibrant pedestrian realm. The project is also located adjacent to the planned St. Regis hotel. The address is 905 Clark Place.


Developer Giarratana announced pre-leasing of Prime this summer. Located in the heart of downtown Nashville, the new tower will look to offer residents a true, “first-class living experience” with condo-grade finishes, breathtaking amenity spaces, and walking distance to all that downtown has to offer. The 38-story building is located at the corner of Church Street and Rosa L. Parks Blvd at 805 Church Street.


Tower 3 is the final of the planned Rutledge Hill Mixed Use development. The building will rise 39 stories at the corner of Lea Ave & 2nd Ave South. The project is located at 500 2nd Avenue South.


With the East Bank Development and recent passing of the Downtown Code (DTC) zoning, The Metro Owned property being developed by The Fallon Company is zoned for towers ranging from 20 stories near the riverfront, up to 40 stories near the interstate. Throughout the design process, The Fallon Company will dictate heights based on market conditions, requirements such as affordable housing units, and the overall goal of creating Nashville’s newest neighborhood. Towers within the RFP referenced heights between 16-40 floors and primary uses of residential, retail, office and hospitality. For context, the RFP referenced 4 towers with heights between 15-40-stories in Phase 1.


The 41-story residential tower is complemented by the 28-story office tower, which is part of Gulch Central masterplan. The developer plans to create 350-units between the tower and the residential liner along 11th Avenue. The liner also activates the street with retail while maintaining a lower-density pedestrian scale.


The future office tower at Nashville Yards is situated along the corner of Platform Way South & Church Street. The planned 43-story mixed use office tower will rise 600’ feet measured from Church Street. Together with the Pinnacle tower, the two will create approximately 1.5 Million SF of combined office, retail / restaurant space, and an approximately 849,000 SF of garage parking.


Proposed in the summer of 2021, 800 Lea is a new 45-story residential tower located along KVB Blvd. The 45-story luxury residential tower includes 125 large condominiums, with units ranging from 2,168 square feet to 3,354 square feet—all served by dedicated passenger elevators. One full amenity level includes an indoor pool and fitness center. Designed by Goettsch Partners, the design of 800 Lea Ave is rooted in movement. Its design cues and precedents are inspired by the wave of a flag, the curves of abstract art, and the effects of wind beneath a sail. The building’s design also takes advantage of the small parcel and follows the form of the streetscape. The address is 800 Lea Avenue.


Turnberry has plans to develop The St. Regis Nashville and The Residences at The St. Regis Nashville. The 5-Star hotel experience is echoed in the proposed space plans – signaling the workings of the first St. Regis in the state of Tennessee. Designed by architect Morris Adjmi with interiors by Yabu Pushelberg, the project will bring 179 hotel guest rooms and 182 residences across 46 floors in Downtown Nashville. The site address is 805 Demonbreun Street.


Tower 3 is the tallest of the towers within the 11 North masterplan. The47-story building sits adjacent to Church Street and has a switchback ramp down to the Greenway for bikes. The developer is currently working through the design of the overall project; a start date for the development has not been announced.


Conceptual plans have been submitted for 133 KVB, for a pair of 49-story towers in Downtown Nashville. Located in the bourgeoning South Bank district, the Tishman Speyer developed project will include a mix of apartment, condo, and hotel uses above street level retail and a public park. The site takes up the full city block and is bordered by 5 adjacent streets. The project is located at 133 Korean Veterans Boulevard (KVB).


Developer Giarratana will soon begin work on Tennessee’s tallest building, Paramount. The project includes a five-story YMCA addition at the corner of Church Street and YMCA Way, with an adjacent 60-story, 750-foot-tall multifamily residential tower. The tower will feature 360 apartments, 140 condominiums, and a 517-space parking garage. The tower will sit 133 feet above the Batman Building and is located at 1010 Church Street.
