As development activity starts to show signs of movement, this seemed like a good time to take a look at where we are today. Hotel, STR, and Hotel/Condo developments are seeing the most activity so far in and around Downtown Nashville. Given that trend, this article specifically covers 24 hotel and hotel/condo projects, which make up the more than 6,000 hotel keys and 518 condo units Downtown. Nashville will soon join the elite club of cities with a Pendry Hotels & Resorts location. A 30‑story hotel/condominium tower is rising now in Downtown’s Paseo South Gulch district. SomeraRoad and Trestle Studio are teaming up on the development, blending luxury residences with full‐service hotel amenities. The project includes 180 guestrooms and suites along with 146 Pendry Residences. address is 701 7th Avenue S.

A 12‑story Courtyard Marriott has been proposed along the busy 8th Avenue corridor. This marks a shift from a prior 2021 proposal that had envisioned a much larger 24‑story tower. The 185-key proposal reflects careful consideration of urban context and community feedback. The address 701 8th Avenue S.

The 9 Group continues to progress through the design stages for the upcoming +/-300-key hotel. The hotel brand has not been formally announced for the 16-story tower which is located in the Gulch. The project will need to submit for one more round of review before getting final MDHA approval. The address is 602 9th Avenue South.

Vision Hospitality Group is planning an 8‑story expansion of the Fairfield Inn, one of the first new hotels built during the early transformation of the Nashville Gulch back in 2014. The building currently fronts Division Street on a long parcel, but the new proposal will extend its footprint toward the interstate. Submitted plans note the addition as TPS, given the latest trend of dual hotel brands it is likely a Town Place Suites, however, that has not been confirmed. The project site is located at 901 Division Street.

Hilton’s lifestyle brand Canopy by Hilton has officially opened in the heart of The Gulch, paired with a Homewood Suites. Situated at the corner of Division and Overton Streets, the dual‑brand development includes 181 Canopy guestrooms and 152 Homewood Suites guestrooms. Guests and neighbors can enjoy local hangouts including Five Points Pizza, an 8th & Roast coffee bar, plus destination dining like Silo, COA, and a design‑forward speakeasy in the works. It marries lifestyle amenities with culinary texture and community ties. The hotel stands at 920 Division Street.

Gulch Union is a three‑phase mixed‑use development in Nashville’s Gulch led by Endeavour. Phases 1 and 2 include an office tower and condominium component which have already been delivered. Phase 3 is now in design and is set to become a 32‑story hotel and residential tower at 12th Avenue and McGavock. Once finished, it will enhance retail connectivity and the pedestrian experience in the area. The site is at the corner of 12th Avenue & McGavock Street.


The Hyatt Caption recently made its entrance in The Gulch, developed by New Orleans‑based HRI Hospitality in partnership with local firm C. B. Ragland Company. It features 210 rooms, 2,200 square feet of indoor/outdoor meeting space, a spacious fitness center, and flexible communal areas for work, socializing, and small events. The design is modern and functional, aiming to meet current guest expectations. It adds both lodging capacity and lifestyle value to The Gulch. The address is 118 12th Avenue S.

Nashville‑based C. B. Ragland has proposed a 10‑story citizenM hotel for The Gulch. The plan includes 268 rooms with wall‑to‑wall king‑size beds, lively common spaces, and art integrated into the guest journey. The proposed site is 109 12th Avenue South at the corner of 12th & McGavock.


Construction has started on the second of four planned towers at 1221 Grundy by Tidal Real Estate Partners in The Gulch. The project includes 144 hotel keys with 168 timeshare units. The 16‑story infill project is located a former parking lot beside QNTM Fit Life and becomes the first hotel in this segment of The Gulch. The site is located at 1221 Grundy Street.

Tidal recently secured final approval for The Nashville Edition, a 28‑story tower mixing condos and hotel rooms with generous amenity offerings. Nestled between the Asurion headquarters and another 16‑story building by the same developer, the project includes 262 guestrooms and 84 condominiums. The address is 1100 Porter Street.

The Hoxton is slated to open in Nashville in 2027, adding to the brand’s expanding U.S. presence in cities like New York, Portland, LA, and Chicago. Proposed for downtown’s Pietown neighborhood, the development sits at a key site developed by Evelyn Capital. It promises boutique‑style hospitality with local character and design flair. Its arrival will deepen the hospitality ecosystem in the growing neighborhood. The location is 616 Ewing Avenue.

SiLa Developments continues to drive progress on its Element Hotel downtown, adding to a busy year that saw a new Holiday Inn Express in Midtown and groundbreaking on a dual‐brand Home2 & Hampton Inn at Century Farms. The new Element will have approximately 200 keys and include around 4,000 square feet of commercial space. Its location at the corner of Lafayette Street and 6th Avenue positions it just steps from Music City Center, The Gulch, and Broadway. Developer CA south, with its longtime investment partner Promanas have teamed up again—this time for their tallest venture yet. The duo is planning an 11-story hotel along the 4th Avenue corridor connecting Downtown Nashville to the interstate. The new hotel concept will aim to elevate the city’s hospitality scene with a modern, experience-driven stay for both individuals and groups. This marks the fifth collaboration between the partners and signals a bold transformation for the rapidly evolving Lafayette sub-district. The future hotel is set to rise at 712 4th Avenue South.

Pinnacle Hospitality Partners received conditional approval for its 17-story mixed-use hotel tower. The ground floor will include nearly 1,900 square feet of retail frontage along 4th Avenue, plus amenities like a rooftop deck. The 257-key tower is located at the corner of 4th & Lea at 600 4th Avenue S.

Chicago‑based DAC Developments has proposed a 53‑story mixed‑use high rise at the corner of 4th & Peabody in Downtown Nashville. The tower will house 405 hotel keys and 104 condominiums, adding major density to the SoBro sub‑district. At 636 feet tall, it would rank among the tallest proposed buildings downtown. The address is 319 Peabody Street.

The Printing House Nashville, part of the Tapestry Collection by Hilton, has just opened in the South Bank neighborhood of Downtown. With 187 refined rooms, locally inspired food & beverage, and guest experiences rooted in authenticity, it positions itself as more than just a place to sleep. Highlights include The Letterpress Lounge & Terrace, a wraparound indoor/outdoor cocktail bar. The hotel is located at 501 3rd Avenue S.


The Congress Group has announced that Equinox will operate its upcoming 3‑tower Park Place development downtown. Equinox Park Place is planned to feature 245 hotel keys, an 18,000‑square‑foot Equinox Club & spa, plus a rooftop pool and lounge. The offering aims for destination appeal, combining fitness, wellness, and high end hospitality. It’s a sign of brand elevation in Nashville’s hotel market. The hotel tower situated between the two planned residential towers at 203 Peabody Street.


Hilton continues to grow its footprint in Nashville’s urban core with its first Motto by Hilton property underway. Mortenson is leading the 13‑story build that will offer about 260 guest rooms. It sits between the existing Drury Plaza Hotel and Hyatt Place, anchoring a stretch of lodging options downtown. The design emphasizes consistency with Hilton’s brand while responding to downtown dynamics. The project is located at 311 3rd Avenue S.

Conceptual plans are in for a 46‑story, St. Regis branded mixed‑use tower that will include hotel rooms, residences, and luxury condos. As a 5‑star experience proposal, the space plans reflect high expectations in quality and service. It also adds the missing ‘Marriott block’—joining the JW Marriott by occupying the final parcel between 9th & 10th Avenues. Once built, it would be Tennessee’s first St. Regis. The site address is 805 Demonbreun Street.

A 35‑story, 752‑key hotel tower is proposed for a parking lot at 8th Avenue South & Demonbreun Street. It would sit just beside four existing hotels—including the JW Marriott, Cambria, and the dual‑branded 1 Hotel & Embassy Suites—and adjacent to the Music City Convention Center. At that scale, the project could redefine how hotel density works in the downtown core The location is 8th Avenue South & Demonbreun Street.


On Edge Hospitality is moving forward with transforming the historic Morris Memorial Building into a boutique hotel. The plan calls for 128 rooms, a full‑service restaurant, and preservation of the building’s character. Just three blocks from the Hermitage Hotel, it brings lodging and dining closer into Downtown’s historic fabric. The site is at the corner of Dr. Martin Luther King Jr. Blvd & 4th Avenue North.

Chicago-based developers Ridgeline Development Partners (RDP) and Deep Cove Partners (DCP) broke ground in the spring on The Bend at Capitol District. The development features an 8-story, 188-key Moxy Capitol District, a 10-story residential building, and 17,000sf of retail. Skanska is the Contractor for the project located at 450 James Robertson Parkway.

Work is well underway at the Dolly Parton Storyteller hotel, converting a former 12‑story post-tension concrete office into a new hotel near Broadway and 2nd Avenue. Phases 1 and 2 include 217 guest rooms and common areas; future phases will add a plaza over the parking deck and a third‑floor event space. PHC Properties and Pivot Studio are leading design and development. The address is 211 Commerce Street.


A 20‑story luxury Marriott hotel was proposed to replace a parking lot next to Hume‑Fogg Academic High School. The plan includes 442 hotel rooms, restaurant and bar space, meeting rooms, and luxury amenities across the structure. The new hotel will be located at 119 7th Avenue North.
